Angeline is the newest community we serve and the only one where our first piece of advice is usually don’t call us yet. If your home is under a year old and the appliance was installed by the builder, that repair is somebody else’s to pay for.
What Angeline actually is
The Angeline Community Development District was established by Pasco County ordinance adopted 10 December 2024, covering approximately 2,226.63 acres near the Suncoast Parkway, State Road 52 and US 41, petitioned by LEN-Angeline, LLC and authorised for 3,000 residential units. The wider master plan runs to roughly 6,200 acres with 3,600 acres of green space, a 130-plus-acre regional park, a lagoon and a working community farm, with projections in the region of 30,000 to 35,000 eventual residents.
The practical consequence for you: almost every appliance in Angeline is new, builder-installed, and under a manufacturer warranty that the builder administers for the first year.
Warranty first. Then us.
- Under 12 months and it’s the original appliance — call your builder’s warranty line first. It should cost you nothing.
- Manufacturer warranty still running but the builder’s year is up — call the manufacturer’s authorised service line. We are not an authorised warranty servicer for GE or Electrolux, and we’ll say so rather than take a job you don’t have to pay for.
- Out of warranty, or the manufacturer won’t cover the failure mode — that’s us. Flat rate, published, tax included.
- Installation faults — an unlevel washer, a dishwasher that was never properly secured to the counter, a fridge water line that was pinched behind the unit at install. These are extremely common in brand-new homes, are usually not covered as appliance defects, and are quick for us to fix.
What’s in a new Lennar kitchen
Lennar’s Everything’s Included packages in this market centre on GE appliances, with Frigidaire and Electrolux appearing in some trims. Lennar has not announced a nationwide exclusive since its GE agreement lapsed in 2014, so the honest answer is that it varies by phase and elevation — give us the model number and we’ll tell you exactly what you have.
Brand-new homes still get surge damage
Florida records the highest lightning density in the United States at 305 lightning events per square mile, and led the nation in lightning insurance claims in both 2024 and 2025 — 5,136 claims and $186 million in insured damage in 2025 alone. A new control board is no more surge-proof than an old one. If you’re building here, whole-home surge protection is cheaper than one range control board.

My appliance is under a year old. Who do I actually call?
Your builder, first, and it should cost you nothing. For the first year the builder administers the manufacturer warranty on everything they installed. We would rather tell you that than take a job you are entitled to have done free, and we will say the same thing if you call us.
What is not covered by the builder warranty?
