Lutz spans four ZIP codes and two very different worlds: the master-planned golf communities like Cheval, where median sales run around $747,500 and homes reach 7,466 square feet, and the large-lot semi-rural stretches along the Lutz Lake Fern Road corridor. They need different things from us.
Cheval is where the premium brands actually are
Cheval was built out over eighteen years, from 1988 to 2006, at an average of about $317 per square foot — the highest of any community in our area. That price band is where you stop finding builder-grade appliances and start finding Sub-Zero, Wolf, Thermador, Viking, Miele and Monogram. So this page is the one where we have to be straight with you about our limits.
What we don’t work on, and who to call instead
We are not a Sub-Zero, Wolf or Cove factory-certified servicer. The factory-certified provider covering Pasco and Hillsborough is High-End Service in Largo, (727) 524-2210. Warranty work on those brands has to go through them, and frankly so should most out-of-warranty work — the parts and service documentation are restricted, and a shop guessing at a Sub-Zero 600-series sealed system is a shop you’ll pay twice.
We also don’t take Viking or Miele. We do service Bosch and Thermador out of warranty, and we’re straightforward that Thermador parts are ordered rather than stocked, typically two to four business days through Reliable Parts in Tampa.
Any site that claims factory certification on every luxury brand is telling you something you can check in thirty seconds on the manufacturer’s own service locator. We’d rather lose the call than be the company you catch.
The Lutz Lake Fern corridor is a different problem
Head west along Lutz Lake Fern Road toward Keystone and Odessa and you leave the subdivisions for large-lot, semi-rural property that historically sits outside municipal utility service areas — genuine private well and septic territory. Pasco County’s fourteen mapped water service providers cover a lot of ground, but any parcel outside all of them is on a well by definition. If that’s you, the failures we see are hardness- and iron-driven: ice makers first, then dishwasher spray arms, then washer inlet screens.
Cheval sub-associations
Cheval isn’t one HOA — it’s a master association over a set of sub-communities with their own fees and their own gate arrangements. Tell us which sub-community when you book so we sort access before the window, not during it.

The large-lot stretches west along Lutz Lake Fern Road toward Keystone were platted before utility boundaries reached them, which is why well and septic are common there and rare in the subdivisions a mile east.
Does the lightning risk really justify surge protection out here?
Tampa is the most lightning-exposed metropolitan area in the country by some measures — Raymond James Stadium logged 309 hours of lightning warning time in 2025, second only to Hard Rock Stadium in Miami Gardens. On the premium equipment common in Cheval, a control board is a four-figure part. Surge protection is cheap by comparison.
