Bexley is the Newland community off Sunlake Boulevard that started delivering homes in 2017. Its median year built is 2019, which puts the bulk of the community’s original appliances at six or seven years old — out of manufacturer warranty, and at the age where the first real failures cluster.
Bexley is the one community where we won’t guess your brand
Most Land O’ Lakes subdivisions were built by one or two production builders on an exclusive appliance contract, so we can usually predict what’s in your kitchen before we arrive. Bexley is different. It was built by Homes by WestBay, David Weekley Homes, ICI Homes, CalAtlantic and Cardel Homes, several of them semi-custom builders who let buyers choose their own appliance package. Two identical-looking houses on the same street can have completely different kitchens.
So when you call about Bexley, we ask for the model and serial number off the tag — inside the fridge on the left wall, on the door frame of a dishwasher, under the lid of a washer. That thirty-second step is why we can bring the part on the first visit instead of diagnosing, ordering, and coming back.
Two CDDs, one master plan
A Bexley-specific quirk worth knowing if you’re checking your tax bill: there are two separate community development districts inside the master plan — Bexley CDD, and the entirely separate Del Webb Bexley CDD, managed by Rizzetta & Company, covering the 55+ section. Townhomes and the stacked-laundry problem
Bexley’s townhomes average about 1,728 square feet against 2,670 for the detached homes, and a good share of them use stacked or closet laundry. Stacked units are not harder to fix, but they are harder to get to — the dryer has to come off the washer, and in a closet install that means the door casing sometimes has to come off too. We budget the extra time rather than surprising you with it.

Questions we get in Bexley
Why can’t you tell me my appliance brand from my address in Bexley?
Because Bexley was built by several semi-custom builders who let buyers choose their own appliance packages. In communities with a single production builder we can usually predict the brand from who built the house. Here we cannot, and we would rather ask for the model number than guess and arrive without the part.
Where is the model number on a stacked washer-dryer?
On the stacked units common in the Bexley townhomes, it is usually on the door frame of the washer behind the door, or on the back panel of the dryer section. If the tower is boxed into a closet you may not be able to reach it — tell us that when you book and we will bring the common parts for both machines.
Does a stacked laundry tower cost more to repair?
The part costs the same. The labour can be longer, because reaching the dryer components on a stacked pair sometimes means unstacking the units first, and a closet installation leaves no room to work sideways. We will tell you before we start if your installation adds time.
