Concord Station was built from 2006 to 2017. That eleven-year span brackets the housing crash, and it produced something unusual: pre-crash stock from 2006–2008 and rebound stock from 2013–2017 sitting in the same subdivision, sometimes on the same street, with completely different appliances in them.
Which half of Concord Station you live in
If your home is 2006–2008, the builder appliances are around twenty years old and almost certainly gone. What’s in your kitchen now was bought at retail, probably twice, and could be anything. Those calls are diagnostic-first — we come, we find out, we quote.
If your home is 2013–2017, you may still be on original units, and Concord Station’s rebound phases were heavily Lennar — The Retreat, Waterford Estates and The Enclave were all Lennar neighbourhoods. Lennar’s Everything’s Included packages in this market run GE, with Frigidaire and Electrolux appearing in some trims. Those units are now eight to thirteen years old, which is squarely replacement-decision territory rather than automatic repair.
Your amenities are on your tax bill, not your HOA statement
Concord Station is a good example of a Pasco structure that confuses people: the Concord Station CDD, headquartered on Mentmore Boulevard, owns the clubhouse, fitness centre, courts, pool and splashpad, financed with tax-exempt bonds and assessed on your property tax bill. The HOA itself is unusually cheap as a result — as low as about $16 a quarter in some sections. Nothing about that affects your dishwasher, but it does mean nobody in the HOA office can help you with an appliance, which is a call we get.
Big houses, big second refrigerators
Homes here run 1,340 to 4,259 square feet and go up to seven bedrooms, with a median sale around $457,500. Larger households mean garage refrigerators, and garage refrigerators in Pasco County are a real category of work. GE rates its garage-ready models for ambient temperatures of 38°F to 110°F, and explicitly does not recommend installing a non-garage-ready refrigerator anywhere the temperature leaves that band. A closed west-facing Florida garage in July sits at the very top of that range or above it. If your garage unit is running constantly and not holding temperature, that’s usually why.

Why does my garage refrigerator struggle only in summer?
Because it is probably operating above its rated ambient range. GE publishes the specification: its garage-ready models are rated for 38°F to 110°F, and it explicitly does not recommend installing a non-garage-ready refrigerator outside that band. A closed, west-facing Pasco garage in July sits at or above the top of that range, so the unit runs constantly and may still lose temperature.
Can that be repaired, or is it just the garage?
