Lake Padgett Estates is the oldest area we serve and the least uniform. Homes date from 1967 through 2021 — a fifty-five-year span — on lots running up to an acre, sized anywhere from 1,300 to 6,300 square feet. There is no such thing as a typical Lake Padgett house, and we don’t pretend otherwise.

Well water is the thing nobody tells you about

This is the most important appliance fact in Lake Padgett and it is almost never discussed. According to the Southwest Florida Water Management District’s 2024 Estimated Water Use Report, published December 2025, 129,980 Pasco County residents are on domestic self-supplied private wells. That is the largest private-well population of any county in the district’s sixteen counties — more than Hillsborough, which has roughly twice Pasco’s population, and about twenty-four times Pinellas.

Those wells are concentrated exactly where you’d expect: older, unincorporated, large-lot lakefront areas that were platted before the county utility boundaries reached them. We won’t tell you your specific parcel is on a well — we don’t have your parcel data. But if you are, it changes the diagnosis. Untreated Floridan aquifer water carries hardness, iron and often hydrogen sulphide, and the appliances that suffer are the ones with small orifices and long dwell times: ice makers, dishwasher spray arms, and the inlet valve screens on washing machines.

What we ask on a Lake Padgett call

“Are you on county water or a well, and do you have a softener?” If you don’t know, that’s fine — it’s answerable in one look at your utility bill, and the answer changes what we bring.

Hard water, stated honestly

You’ll find repair companies quoting a precise grains-per-gallon figure for Pasco County water. We checked, and Pasco County Utilities does not publish hardness in its Consumer Confidence Reports — not in 2022, 2023 or 2024. Hardness is a secondary standard and isn’t required to be reported. Anyone quoting Pasco’s number from a CCR is inventing it.

What’s real: the nearest published regional measurement is the City of Tampa’s 2024 water quality report, at 185 mg/L, or 10.8 grains per gallon — which is “very hard” on the USGS hardness scale, where anything above 180 mg/L qualifies. Pasco’s blend is different, and the USGS has documented since 1965 that Floridan aquifer water runs above 180 ppm across much of the state because of Florida’s karst limestone geology. Hard water is a fair thing to plan around here. A fabricated decimal place is not.

HOA in some pockets, none in others

Lake Padgett Estates East has its own association; other pockets — Grove Shore, South Grove, Island Grove — are wholly or partly non-HOA. Nothing about that affects the repair, but it does mean gate and access arrangements differ street to street, so tell us when you book.

How do I find out whether I am on a private well?

Your utility bill answers it in one look — if there is no water line on it, you are on a well. Pasco County’s own GIS maps fourteen distinct water service providers, and any parcel outside all fourteen of those service areas is on a private well by definition. Pasco has the largest private-well population of any county in the district.

What does well water actually do to an appliance?

It attacks the narrowest passages first. Untreated Floridan aquifer water carries hardness and often iron, and the parts with small orifices and long dwell times take it hardest — ice makers, dishwasher spray arms, and the inlet valve screens on washing machines. Pasco’s own Northeast No. 1 system reported iron at 0.62 ppm in a 2021 sample, above the 0.3 ppm secondary standard, which is a documented example of what Floridan well water can carry.

Will a water softener stop these failures?

It slows the hardness-driven ones considerably and it is the single most useful thing you can do for appliances on a well. It does not address iron, which needs separate treatment. We are not in the water treatment business and have nothing to sell you here — but on an untreated well, the ice maker will keep failing whatever we replace.
